Mortgage Loan possibilities...
You can rely on a Mortgage Loan from a Bulgarian bank that will finance your purchase, even if your income originates from another country. Mirela Real Estate agency has a partnership with leading Bulgarian Banks based on a licensed contract, by the force of which we represent them, a sign of respect and trust. Our credit specialists offer consulting services to our foreign clients and this service is free.
Here are the main characteristics of a standard mortgage loan in Bulgaria are, as stated by two of the leading banks in the country - United Bulgarian Band and First Investment Bank.
UBB - United Bulgarian Bank
The client segments are the citizens of the European Union, USA and Canada. The minimum amount of the credit is Eur 7500, the maximum is Eur 250 000 for a period of up to 20 years. A person must be at least 23 years old to be considered eligible and the age plus the loan period shouldn't exceed 65 years. For the first year the interest rate is 1.5% or 5.9% for the first 3 years. There is a standard interest rate for the rest of the loan period which is 6.5%. The bank has an application fee of BGN 20 and an administration fee of 0.5%. The prepayment fee is 5%.
First Investment bank
Every able local or foreign citizen is considered an eligible borrower. However, if the acquired property is a plot, a local citizen should acquire a property. There are no limits concerning the maximum loan amount. The maximum term is 240 months with a loan purpose - acquisition of a real estate.
There is an option of a period when the borrower pays only interest which may be up to 12, 24 or 36 months. After it equal monthly installments during the loan term are paid. In case of overdue payments the bank charges a penalty interest rate. The application fee is Eur 50 and the management fee is 2%. You can read more on the fees and charges on their website. The applicant's income should be 1.50 times the monthly installments. The minimum income that should remain per member of the household is 500 Eur for adults and 250 Eur for children.
The term for approving the application is usually up to 2 days.

Specifying your search parameters

After you have chosen and approved of particular offers, the signing of the contract is started.
Intermediary property rental contract
The intermediary contract regulates strictly the relation between the clients and Mirela Real Estate Agency as well as the remuneration sum which is 50% (VAT excluded) of the contractual monthly rent, which is paid only once, in case we have found the property you searched for.
The contract also fixes the discounts offered to our regular clients (see our 'Special Client Service').
Upon request, an exclusivity contract is signed (meaning the client accepts working only with Mirela Real Estate Agency until the realization of the rental deal) which grants to the client a commission discount.
Viewing trips
The most significant part of our work together are the viewing trips of the property you have approved of beforehand. They are made at a time convenient for you, taking into account the landlord's availability. As a rule, a broker from the Rental Department is present at all viewing trips and he/she is ready to answer all questions that may arise and to provide full assistance and professional advice.
For properties of distant location (mainly houses and storehouses), the agency provides a car. For a number of viewing trips with clients without personal transport, Mirela uses the service of a taxi company, with which it has established relations.
Usually after a precise selection on the part of the tenant, second viewing trips of the chosen, property are made.
All viewing trips are included in the Register in the Order Contract.
Rental Contract
When the tenant has finally chosen a certain property, we proceed to signing a rental contract. We offer a compact, but exhaustive version of the contract with interlingual renditions for our foreign clients.
What follows is correction and coordination by both parties - tenant and landlord.
Verification by a notary public is not necessary, with the exception of unusual cases, and the expense is paid upon agreement.
On the Rental Contract effective date, a taking-over certificate is signed, which is an indispensable part of the contract, describing the state of the property, the furniture, the technical appliances and the objects inside as a guarantee that the estate will be returned in the same condition.
Payment of the intermediary service commission
All clients of Mirela Real Estate Agency have two ways to pay the intermediary service commission - either cash or through bank transfer.
In the first case the sum is paid in the Rental Department, for which the client receives a payment receipt.
For bank transactions we have provided a BGN and foreign currency account.
Important!
- To show our care and respect for our clients, Mirela Real Estate Agency offers a wonderful opportunity for companies whose managers and employees we offer accommodation to: 10% discount from the commission for the clients of the Rental Department Office for all deals following the first one.
- As an additional service, used predominantly by our foreign clients, Mirela offers assistance in accommodating the tenant, providing security guard for the property, or recommending a company for a single or regular cleaning, finding a butler, etc.
